# Brands on Parafin

Hotel brands available in Parafin, their generative status, and how to request additions.
Parafin generates brand-compliant designs for a growing list of hotel brands. Each brand falls into one of three states:

A dedicated, filterable brand registry page with every supported brand is planned for a future release. The section below documents notable brand additions as they shipped. ## Redesigned project creation
Integrating zoning data meant rethinking what belongs in project creation. The result is a cleaner four-step setup (name, location, site boundaries, brand) followed by **Generate Designs**, with one unified interface that covers creating a project, editing a site, and changing the brand. Setbacks are configured from the project dashboard, where you have the full zoning context.

## New brand selection screen
The last step of project creation now opens a full-screen brand grid. Browse every available brand at a glance, filter by hotel family, or turn on the **Generative** filter to show only fully generative brands. The same screen appears when you change brands on an existing project.

## Zoning awareness and design constraints
Two changes to how zoning and filtering work together.
### Zoning awareness
When zoning data is available for your site, a notification card appears in the project panel. Review it right away or dismiss it and come back later via the **Zoning** button.
### Constraints, with zoning-aware limits
What used to be **All Filters** is now **Constraints**, opened as the **Design Constraints** side sheet — same controls for building height, open space, room mix, and more, with a clearer name. When zoning data is available, building height and open space show the zoning baseline: you can set stricter values but not more lenient ones, and checkmarks next to each field confirm compliance.

## Understanding "no results"
When none of the generated variants fit within your current constraints, a new message explains why and points you to the specific setting to adjust — site boundaries, parking, filters, or zoning limits.

## Zoning Integration
Zoning data is now integrated directly into the Parafin workflow for sites across the United States and Canada. Coverage is free for all Parafin users.
### New Zoning Panel
The **Zoning Panel** collects every available zoning detail for your site in one place. Open it by clicking anywhere in the project information section and expanding the **Zoning** section. You'll see the district code, description, zoning type, a direct link to the municipal zoning source, and the key dimensional controls that drive feasibility.

### Zoning Filters
Apply FAR, maximum building height, and minimum open space constraints to your project with a single click. Each constraint displays a suggested zoning value — apply it as-is, enter your own value using the text field or slider, or turn the control off for that metric. Changes update your project assumptions in real time, and variant generations adjust accordingly.
### Defining Setbacks with Zoning
When zoning data is available for your site, Parafin displays suggested zoning values for front, side, and rear setbacks. Apply them as-is or adjust using the slider or text field; the site footprint in the viewer updates in real time.
Assign each labeled boundary to front, rear, or side yards. Parafin applies the matching zoning setback value to each designated edge.
### Zoning Data Coverage
Zoning data is sourced from Zoneomics and refreshed weekly, covering the United States and Canada. If your site doesn't show zoning data, [let us know](mailto:support@parafin.ai) and we'll add it in the next weekly update.
### Project Creation Progress Bar
A new progress bar shows where you are in project creation. It reflects each major step — location, site definition, setbacks, and brand selection.
## New Setbacks Panel
Edit site setbacks directly from the project dashboard using the new **Setbacks** panel. Open it from the setbacks button in the top toolbar, or by clicking anywhere in the project information side panel.
### Instructions dialogs
Inline instructions dialogs surface guidance on new features. Dismiss any dialog by clicking the **X** button.
### Side grouping for simplified setbacks
Group adjacent sides together to simplify side labeling when county parcel geometry produces more sides than you need.
### Adjusting setback distances
Adjust individual setback distances inside the panel. Changes apply to the site footprint in the viewer in real time.
## Smarter Viewer Toolbar
A new viewer toolbar and refreshed viewer controls.

## Smarter Menus, Filters, and Editing Assumptions
Cleaner menus, inline filter editing, and an Edit Assumptions side panel.
### Main Menu
A new **main menu dropdown** in the top-left corner navigates to My Projects and other common destinations. Some users reported they weren't sure how to get back to My Projects from inside a project; this fixes that.
### User Profile & Settings
Access your user profile and password from the top-right corner of the screen.
### Filters
Every filter is now accessible directly in the **Project Panel** — no more jumping screens to adjust a constraint.
Toggle filters on and off with a single click.
Adjust filter values right in the panel, without opening a dialog.
Or edit every filter at once in the side panel.
### Edit Assumptions in the Side Panel
Edit all of your project assumptions by clicking the **Edit Assumptions** button in the variant popup. Your changes are reflected across every variant in the project.

Refined labels make non-guestroom program areas easier to scan.
## Project Panel redesign
Project-specific details now live in a single **Project Panel** on the left.

Project Name, address, and site details have moved from the header to the top of the new Project Panel. Brand insights and the variant ranking sit just below.
### Edit project name in place
Click the project name in the Project Panel to rename the project without leaving the dashboard.
### Project Information dialog
A dedicated **Project Information** dialog surfaces and refines location and site details: rename the project, view location and site info, adjust boundaries and setbacks, and share the project with your team.
### Brand Information dialog
Click the Brand section in the Project Panel to open a **Brand Information** dialog. View the regional brand representative's contact info, or switch to a different brand for the same site.
### Variant sorting
Sort optimized variants by **Yield**, **Key Count**, **Equity Multiple**, or **Budget per Key**.
## LARC GIS, RaaP for Hyatt Studios, and viewer improvements
Location-based RevPAR estimates from LARC GIS land in the project dashboard, RaaP construction cost estimates extend to Hyatt Studios, and the viewer expands.
### LARC GIS RevPAR estimates (beta pilot)
LARC GIS is a hotel-industry geographic information system from Lodging Analytics Research & Consulting that tracks lodging market conditions, supply, and revenue forecasts. Toggle **Use LARC Estimate** in the project dashboard to incorporate LARC's location-based RevPAR estimate into the investment model, and apply an index to adjust the estimate.
### RaaP construction cost estimates for Hyatt Studios
Hyatt Studios is the latest brand with [RaaP](https://www.raap.builders/parafin) construction cost estimates available in Parafin. RaaP estimates are tuned to brand-specific materials and finishes and break out costs in CSI MasterFormat® divisions. Previously available for Home2 Suites only.
Toggle **RaaP Cost Estimate** on a Hyatt Studios project to switch from $/gsf or $/key estimates to detailed RaaP cost estimates. Pilot access is invite-only.
### Expanded viewer
The viewer expands to use as much screen space as possible. Collapse the variant details window using the tab to expand even further.
### Improved viewer interaction
New controls for camera angle and zoom:
* **Recenter** the view on the building
* **Snapshot** tool to capture the current view for download or PDF inclusion
* **Info button** that lists keyboard and mouse controls
* **Map style toggle** between satellite imagery and a minimalist map view
### Dedicated export window
Clicking the download button in the Variants window now opens a dedicated export window with four export options. Past exports remain accessible from the folder icon.
## Photorealistic 3D, snapshots, and UI improvements
Photorealistic 3D satellite views replace the flat 2D map, aerial view snapshots become first-class artifacts, and the project dashboard gets dynamic tables, separated floorplans, and richer program-options filters.

Parafin now uses Google's photorealistic 3D tiles for the satellite view, showing surrounding buildings and landscapes in lifelike context.
### Aerial view snapshots
Click to capture a snapshot of the current viewport. Snapshots save automatically and are accessible from the folder icon. Snapshots are also included in the development and design reports for the corresponding design option.
### Floorplans
Floorplan previews are now separated from the main viewer and live at the top of the middle panel. Click a floorplan preview to expand it to fullscreen.
### Tables
The middle-panel tables are now scoped to the currently selected design option. Collapsed tables show a clean high-level overview; expand any section for granular detail.
### Helpful diagrams
New diagrams visualize Site Summary, Building Summary, and Guestrooms data alongside the existing tables.
### Program options information and filters
A summary of non-guestroom program details — meeting room options, pool configurations, building entrance layouts — sits prominently in the dashboard. Click to refine the configuration; the ranked variant results filter to match.
### RaaP construction cost estimates (invite-only pilot)
In partnership with [RaaP](https://www.raap.builders/parafin), construction cost estimation is available for select projects. The pilot launches with Hilton's Home2 Suites brand. Estimates use CSI MasterFormat® cost breakdowns for transparency into the underlying numbers.
Toggle **RaaP Cost Estimate** on a Home2 Suites project to switch from $/gsf or $/key estimates to detailed RaaP cost estimates. Pilot access is invite-only.
## 3D satellite preview, aerial snapshots, RaaP pilot
1.44 introduced a 3D satellite view (beta), aerial view snapshots, improvements to the team invite process, and the start of the RaaP construction cost estimation pilot. The fully-fledged versions of these features are documented in 1.49.
## Instant Launch (beta)
Start typing a brand and a location and a new project launches from the prompt. Instant Launch is in beta — feedback wanted.
## App migration to parafin.ai and UI refresh
The Parafin app has moved from `app.parafin3d.com` to `app.parafin.ai`. Existing bookmarks redirect automatically.

### What is Parafin?
Parafin accelerates hotel site acquisition by automating the generation of design concepts, budgets, and pro formas for real estate development opportunities.
### What results does Parafin provide?
Financial outputs based on the selected hotel design and your financial inputs — building program, development budget, revenues, and investment assumptions. Results are exportable as PDF or Excel.
## Working with projects
### Can I modify features of the design prototype?
Parafin follows brand standards set by the hotel flag. Modifications that would require a brand waiver aren't supported.
### How do I get more variety if top designs look similar?
Narrow your filters — especially room mix and room types. Tighter filters force more diverse designs into the top of the list.
## Financial modeling
### Where do I input OS\&E, IT, and pre-opening expenses?
Roll them into soft costs. Parafin doesn't break out these line items separately yet. Email [support@parafin.ai](mailto:support@parafin.ai) if segregating them is important for your workflow.
### What's included in NOI margin?
NOI margin includes profit from departments less undistributed expenses, non-operating income and expenses, management fees, and reserve for replacement.
### How do I model performance ramping over time?
Parafin currently reports stabilized-yield analysis, not time-series cash flow. Email [support@parafin.ai](mailto:support@parafin.ai) if time-series analysis is important for your workflow.
### Can Parafin calculate IRR?

## Archive a project
Click the triple-dot menu on any project card and choose **Archive**. Archived projects move out of your active list but stay retrievable.

# Choose a hotel brand

Select a brand from the brand selection screen and generate designs.
The last step before generating designs is choosing a hotel brand. The **Select a Hotel Brand** screen displays all available brands in a grid of cards. Each card shows the brand logo, name, hotel family, and a **Generative** or **Prototype-only** tag.
## Filtering brands
Two controls at the top of the screen help you narrow the list:
* **Generative**: turn on to show only fully generative brands (those with AI-generated layouts, budgets, and proformas). When off (the default), all brands appear, with generative brands sorted ahead of prototype-only brands.
* **Hotel family row**: a row of family logos (e.g., Hilton, Marriott, Choice Hotels, IHG). Click a family to filter the grid to brands in that family. Click it again to clear the filter.
## Selecting a brand
Click a brand card to select it. Then click **Generate Designs** at the bottom of the screen to start generation.
You can change the brand later from the project dashboard. Adjust financial assumptions while Parafin generates so results reflect your numbers the moment they land.

# Launching a project

Create a new project — name your project, locate it, define the site, choose a brand, and generate designs.
When you start a new project, a **Create Your Project** screen previews all the steps before you begin. Click **Get Started** to begin.
Once you click **Get Started**, a list of steps on the left side of the screen tracks where you are in the flow. Completed steps show a checkmark. Click any completed step to go back and make changes.
## The four steps
Give your project a name. You can change it later.
Find where in the world your project is located.
Combine parcels or draw the boundaries of your site.
Choose a hotel brand. You can run Parafin with other brands later.
Each step has **Back**, **Next**, and **Generate Designs** buttons at the bottom of the panel. After you finish the brand step, click **Generate Designs** to produce optimized, brand-compliant designs for your site.
## After project creation
Once designs are generated, configure setbacks, constraints, and zoning from the project dashboard:

Name your Parafin project so it's easy to find later.
The first step asks you to give your project a name. The cursor starts in the text field so you can begin typing immediately.
A note below the field confirms that the project name can be changed at any time. Type a name and click **Next** or press **Enter** to proceed to the Location step.
# Enter the site address

Locate your site by entering a U.S. or Canadian address.
Enter a street address to place a pin on the map at your site. Parafin supports addresses in the United States and Canada. The project name you entered in the previous step appears at the top of the panel.
A tooltip on the right side of the screen explains that you can search for an address or zoom in on the map to navigate to your site.
If you don't know the exact address, enter the closest known address and use the map to pan over to the actual site before selecting parcels.
# Define the site area

Select parcels, draw a custom boundary, or edit an existing shape to define your site.
Three ways to define a site boundary: select parcels from the map, draw a shape by hand, or edit an existing boundary. The left panel shows the project name, address, acreage, zoning code, and a **Site Boundary** section that lists selected parcels.
## Select parcels
Click parcels on the map to add them to your site. Click a selected parcel again to remove it. A tooltip on the right side of the screen reads **Select Parcel** and confirms you can select parcels to add or remove from the project site.
The panel shows the address, area, and zoning code for the selected parcels.
Use the **undo** and **redo** buttons in the toolbar at the top of the map to step back through changes while selecting parcels, drawing, or editing a boundary.
## Draw a boundary
When the available parcels don't match the actual shape of your site, draw the boundary by hand. A tooltip on the right reads **Draw Polygon** with instructions: click on the map to start a polygon and add points, then double-click to finish.
Choose the draw tool from the toolbar at the top of the map.
Click each corner of your site to place a point.
Double-click the final point to close the shape.
A small diagram in the tooltip shows how the polygon takes shape as you add points.
## Edit a boundary
After selecting parcels or drawing a shape, switch to edit mode to fine-tune the boundary. A tooltip on the right reads **Edit Polygon**: click and drag points on your parcel to edit. Blue dots on the boundary are drag handles.
Drag any blue dot to reshape the boundary. The panel on the left updates the acreage as you adjust.
## Warning surfaces
Parafin warns you about potential issues with your site boundary. When a warning appears, the **Next** button is disabled until you resolve the issue.
### Parcel adjacency
If you select parcels that are not adjacent to each other, a red **Parcel Adjacency** warning appears in the Site Boundary section: "Selected parcels must be adjacent to form a contiguous site. Add or remove parcels, or adjust the boundary geometry to proceed."
### Address conflicts
If the site boundary doesn't align with the entered address, a warning icon appears next to the address field. Click the address to see a list of suggested alternatives that better match the selected parcels.

The Zoning Panel brings every available zoning detail for your site into a single location. Review district codes, permitted uses, dimensional controls, and direct links to the municipal source, all from inside your project.
## Zoning awareness
When zoning data is available for your site, a blue information card appears in the project panel with the heading **Zoning Data Available For This Site**. The card explains that Parafin provides local zoning data for height, FAR, open space, and setbacks, and that you can use this information to adjust filters and define building setbacks.
Two buttons on the card let you act immediately:
* **Review zoning**: opens the full Zoning Panel
* **Ignore For Now**: dismisses the card and continues with your current settings
The card appears below the brand information and above the variant list. It stays visible until you click one of the two buttons.
## Opening the Zoning Panel
Click the **Zoning** button in the project panel (next to the **Constraints** button) to open the full Zoning Panel at any time. The panel opens in the center of the screen with the heading **Street Frontage and Setbacks**.
If your parcel doesn't show zoning data, your jurisdiction may not yet be in the Zoneomics feed. [Let us know](mailto:support@parafin.ai) and we'll add it in the next weekly update.
## What's in the panel
The Zoning Panel shows the site address, acreage, and zoning code at the top, then expands into two main sections:
The panel has three areas: zoning details at the top, permitted uses in the middle, and constraint controls at the bottom.
### Zoning details
| Field | What it tells you |

| **Zoning Code** | The official zoning designation for your parcel (e.g., MU-3A) |
| **Zoning Description** | A plain-language summary (e.g., Mixed Use) |
| **Zoning Type** | The broad category: residential, commercial, mixed, etc. |
| **Zoning Subtype** | A more specific classification within the type |
| **Zoning Code Link** | A direct link to the municipal source for the full code |
### Permitted uses
The **Permitted Uses** section shows whether your intended use (Lodging / Hotel) is allowed in the zoning district. A green **As of Right** badge means the use is permitted without special approval. Click **View All Uses** to see the full list of permitted uses for the district.
### Constraint controls
Below the zoning details, each dimensional constraint shows a **Suggested Zoning** value and a toggle to apply it:
* **Max Floor Area Ratio (FAR)**: the maximum ratio of building area to site area
* **Max Building Height**: the maximum building height allowed (e.g., 30 ft)
* **Min. Open Space Ratio**: the minimum percentage of the site that must remain open
* **Front Yard Setback**: the required distance from the front property line
* **Side Yard Setback**: the required distance from the side property lines
Each constraint has a **toggle** to enable or disable it and an **edit button** to enter your own value. Zoning sets the baseline. You can make constraints more stringent, but not less stringent than the zoning code allows.
Click the **Zoning Code Link** to open the full municipal code in a new tab. Bookmark frequently-used jurisdictions. The links are stable and update with the parcel data.

# 3D Building Viewer

Manipulate the selected building in 3D, toggle map views, and snapshot your results.
The 3D Building Viewer lets you move the selected design in place on its site and see how it responds to site constraints.

The viewer toolbar sits in the **top-left corner** and centralizes the key design actions:
* **Undo / redo** recent changes
* **Mirror building** across a chosen axis
* **Edit site boundaries and setbacks** without leaving the viewer

# Adjusting assumptions

Three groups of assumptions drive Parafin's financial outputs: revenue, budget, and investment. Adjust any of them, then click **Recalculate** in the top left to refresh the outputs.
## Editing assumptions from the variant popup
Open every project assumption from a single place by clicking **Edit Assumptions** in the variant popup. Your changes are reflected across every variant in the project, not just the selected one.
## Revenue
Set stabilized-year revenue for guestrooms, meeting rooms, and food & beverage. For each room type, enter ADR and occupancy.
## Budget
Enter land acquisition, hard costs, soft costs, FF\&E, developer overhead, and project contingency. Line items Parafin doesn't break out separately (OS\&E, IT, pre-opening) go into soft costs. Developer overhead and contingency are entered as percentages of the total budget.
## Investment
Set NOI margin, disposition, and financing. Construction loan interest is included in the project budget. The sale date assumes the first hypothetical stabilized year.

## Land Acquisition

# Constraints and sorting

Apply design constraints and sort by financial metrics to find the best options for your site.
Parafin generates thousands of candidate designs per site. The **Constraints** button in the project panel opens the **Design Constraints** side sheet where you narrow the set to designs that meet your requirements. The **Zoning** button next to it opens the [Zoning Panel](/tutorials/zoning-panel) for district details and zoning-only constraints like FAR.
## Design Constraints side sheet
Click the **Constraints** button to open the **Design Constraints** side sheet. Sections include:
* **Site Open Space**: minimum percentage of the site that must remain open
* **Building**: number of floors and maximum building height
* **Room Mix**: percentage ranges for Single, Double, and Suite room types
* **Program Options**: building entry type, meeting rooms, pool
* **Budget**: development budget range
The **Building** section shows a **Floors** selector (pick 3, 4, 5, or 6) and a **Height** constraint with the zoning baseline and a histogram of how variants distribute across height values.
## How zoning and design constraints work together
Some constraints appear in both the **Zoning Panel** and the **Design Constraints** side sheet, specifically **maximum building height** and **minimum open space**. When zoning data is available, these constraints show the zoning baseline value (e.g., "Zoning: Max 80ft") and an **Edit Zoning** link.
You can make these constraints **more stringent** than the zoning baseline (e.g., set max height to 60 ft when zoning allows 80 ft), but you cannot make them **less stringent** than what the zoning code allows.
A checkmark next to the value shows whether your setting meets the zoning requirement:
* **At Zoning**: your value matches the zoning baseline exactly
* **Stricter Than Zoning**: your value is more restrictive than the zoning baseline
Other constraints, like **FAR** and **setbacks**, are managed exclusively in the [Zoning Panel](/tutorials/zoning-panel) and don't appear in the Design Constraints side sheet.
## Sorting variants
The variant list on the left side of the project panel ranks designs by financial metrics. Use the **Ranked by** control to sort by **Yield**, **Key Count**, **Equity Multiple**, or **Budget per Key**. The list reorders in real time.
## Starring variants
Click the star icon next to **Show Favorites** to pin preferred variants to the top of the list regardless of sort order.
# Exporting designs

Download a selected design as a CAD site plan, Excel workbook, or PDF report.
Click **Download** above the result tables to open the **Export** dialog. The dialog exports the selected design in four formats.

Hover the floor-plan preview below the building view and click **View Floorplans** to open the full-screen viewer. The viewer shows the selected design's floor plans and room-type layouts.
## Switching views
A **Floors / Rooms** toggle sets what the viewer shows:
* **Floors** — each floor's plan, one per floor.
* **Rooms** — the layout for each room type in the mix.
The title bar shows the project, the variant, and the current floor or room type.
## Moving between plans
* Use the left and right arrows to step through floors or room types.
* Click any thumbnail in the strip along the bottom to jump straight to that plan.
## Adjusting the view
* **Zoom in** and **Zoom out** to inspect detail.
* **Rotate** left or right in 90° steps to orient the plan.
Close the viewer with the **X** in the top right to return to the workspace.

The **Investment** tab in **Edit Assumptions** sets the operating expenses and exit assumptions that turn revenue into returns. Adjust a field, then click **Recalculate** to refresh the outputs.

The **NOI Margin / GOP Margin** toggle controls how net operating income is derived:
* **GOP Margin** — Parafin starts from gross operating profit and subtracts the management fee, property taxes, insurance, and reserves to reach NOI. Use this for a full expense breakdown.
* **NOI Margin** — you enter NOI as a single margin on Total Revenue. Use this for a quick top-down estimate.

## Investment

# Navigating Parafin

The **main menu dropdown** in the top-left corner takes you back to My Projects and other common destinations from anywhere in Parafin.
## Rename a project
Click the project name at the top of the **Project Panel** to edit it inline. Changes save automatically.
## User menu
The **user menu** in the top-right corner opens account settings, password changes, and sign-out.
# No results

Understand why Parafin returned no designs and what to adjust.
When Parafin cannot generate any designs that satisfy your current combination of filters and assumptions, a **No Results Available** message appears in the project panel. The message explains why generation produced zero results and lists specific things to try.
## What the message tells you
The surface lists the most common reasons and provides a button for each one to take you directly to the relevant setting:
* **The selected site may be too small**: click **Site Boundaries** to expand the site
* **Parking ratio may exceed site capacity**: click **Parking** to adjust the parking ratio
* **Program filters may be too stringent**: click **Filters** to widen or disable constraint filters
* **Zoning limits restricting height, FAR, or open space may be too stringent**: click **Zoning** to relax zoning-derived constraints
* **Selected brand-specific amenities or layouts may exclude all variants**. Consider switching to a different brand or adjusting non-guestroom program options
Start with fewer constraints and add them incrementally. This makes it easier to identify which specific constraint is preventing results.

**Program parameters** constrain which designs Parafin generates. Tighten a parameter to narrow the results, then regenerate. Each section below is one accordion in the panel.
Some parameters may not appear for every brand or plan. Prototype-only brands generate from a fixed set of designs, so the building and filter controls below are hidden for them.
## Building

Food & Beverage Revenue uses the same four modes, with the per-square-foot option measured against F\&B front-of-house space:
* **\$ per sf of F\&B FOH Space** — revenue per square foot of F\&B front-of-house area.
* **\$ per operating room night** — revenue per sold room night.
* **% of Rooms revenue** — a share of total guestroom revenue.
* **Total Annual** — a flat annual dollar amount.
## Custom Revenue

Add a custom line, name it, and choose how it's priced:
* **\$ per Key Annual** — annual revenue per guestroom.

* **Total Annual** — a flat annual dollar amount.

# Setbacks and adjacency

Set required setbacks and adjacency rules for each side of your site from the project dashboard.
Configure setback distances and adjacency rules from the project dashboard after creating your project. Each side of the site is labeled independently, and the map outline updates in real time as you adjust values.
## Opening the Setbacks panel
Open the **Setbacks** panel from either entry point:
* The **setbacks button** in the top toolbar
* Clicking anywhere in the **project information side panel**
You can also reach the panel from the project information area on the left side of the screen.
Both entry points open the same Setbacks panel.
## Adjusting setback distances
Adjust individual setback distances inside the panel. Changes apply to the site footprint in the viewer in real time.
## Simplifying complex parcels
County parcel geometry sometimes produces more sides than you need. Group adjacent sides together to reduce the number of distinct setback labels.
## Using zoning-suggested setback values
When zoning data is available for your site, Parafin displays suggested zoning values for front, side, and rear setbacks. Apply them as-is or adjust using the slider or text field. The site footprint updates in real time.
Assign each labeled boundary to a front, rear, or side yard. Parafin applies the matching zoning setback value to each designated edge.
Once all sides are assigned, Parafin applies the correct zoning setback distance to each edge automatically.

# Site Plan Viewer

The Site Plan Viewer shows the selected design from above. Dimensions update live as you rotate or move the building — check setbacks and site geometry without leaving the view.
## Viewer toolbar and controls
The same toolbar (top-left) and navigation controls (bottom-right) that live on the [3D Building Viewer](/working-with-projects/3d-viewer) are available here — undo/redo, mirror building, edit boundaries and setbacks, snapshot, Street View / 3D Satellite toggle, re-center, north arrow, and zoom.

Explore floorplans, tables, diagrams, and program options for the selected design variant.
Select any variant in the ranking list to load its details in the middle panel. Everything in this panel — floorplans, tables, diagrams, and program options — updates when you switch variants.
## Floorplans
Floorplan previews sit at the top of the middle panel. Click any floor number to load that floor's plan. Use the expand icon to view it fullscreen.
## Tables
Collapsed tables show a clean high-level overview of the selected variant. Expand any section for granular detail.
Inline diagrams visualize Site Summary, Building Summary, and Guestrooms data alongside the tables.
### Program
Guestroom mix, building program, and area breakdowns.
### Budget
Development budget computed from your assumptions and the selected variant's geometry.
### Investment
First stabilized year revenues, NOI, and return metrics.
## Program options
Non-guestroom program details — meeting room options, pool configurations, building entrance layouts. Click any option to refine the configuration; the ranked variant results filter to match.
## Exporting a variant
Click the download button in the Variants window to open the export dialog. Four export options are available. Past exports stay accessible from the folder icon.
